Do I need a Buyer’s Agent?

If you want an agent to fully represent your best interest.

If you want help evaluating a property.

If you want someone to negotiate for you to get you the best price and the best terms.

If you want to purchase a home in what’s becoming the most popular way to buy.

You’ll want to enlist the aid of a buyer’s agent.

Important info about Buyer Agency

Realtors who have achieved an ABR (Accredited Buyers’ Representative) designation have received special training on how to represent buyers.

A buyer’s agent owes you the buyer: Obedience, Loyalty, Disclosure, Confidentiality, Accounting and Due Diligence.

A Buyer’s Agent works exclusively for you and 99% of the time will receive a fee for their services from the Seller’s Agent. In other words, buyer’s agents generally receive a share of the sales fee built into the list price.  Most listing agreements between the home seller and the seller’s agent indicate the sales fee will be split between the seller’s agent and the buyer’s agent.

What will a buyer’s Agent do for me?

Locate and show suitable properties matching your criteria.

Point out properties features; positives and negatives.

  Provide financing information.

Provide a Comparable Market Analysis (CMA) of the property.

Advice and assistance in setting your offering price.

Structuring other terms of your offer.

Preparing and presenting offers to purchase.

Negotiating the offer/price with the seller’s agent.

  Attending the Home Inspection.

Explain legal documents needed for closing.

Provide support and assistance through the entire home buying process.

A buyer’s agent may be privy to valuable and essential information they can share with you, such as:

Whether the seller would accept a lower price.

The seller’s reason for selling and timetable.

How long the home has been on the market.

  Previous offers on the property.

Strengths and weaknesses of the property.

Why work with one Agent?

Your agent will know and understand your wants and needs.

You will know how your agent works and can place confidence in his/her abilities.

Your agent will make a commitment in time and effort because he/she will feel comfortable you are working exclusively with him/her.

All Brokers/Salespersons represent the seller, not the buyer, in the marketing, negotiating and sale of property, unless otherwise disclosed. However, the Broker or Salesperson has an ethical and legal obligation to maintain honesty and fairness to the buyer in all transactions.
